Queens, New York
This house design presented a major challenge. The property is a narrow triangle and the original owner built a house at the widest end of the lot. The owner gifted to his son, the narrow end of his property where the new house was to be built.
The property had to be subdivided into two lots and approved by the Building Department. In order to build a second house on this very narrow property, the proposed house would also require a variance for less than permitted front yards on both streets. Both the subdivision and the variance were ultimately approved, and construction commenced.
The house was designed as a narrow two story dwelling in brick and stucco. The first floor has an attached one story garage, a large kitchen adjacent to a dining area and a living room. The second floor has two bedrooms for the children with an adjoining bathroom that they share. The master bedroom is at one end of the house with a cathedral ceiling and large bathroom. At the second floor there is a door leading to an outside deck above the garage.
